About Waterline
Rising 74 stories from the heart of Austin’s park district, Waterline is the city’s most ambitious mixed-use development. Developed by Kairoi Residential, Waterline combines luxury residences, state-of-the-art office spaces, and vibrant retail in a single vertical community overlooking Lady Bird Lake and Waller Creek.
With 352 luxury residential units (levels 42-74), 26 floors of Class AA office space, and over 27,000 SF of retail and restaurant offerings, Waterline is designed to foster connection, between people, nature, and the city itself.
WhiteSpace’s Contribution
As the low voltage owner’s rep, WhiteSpace was brought on for a Review and Assist scope to ensure this iconic development is equipped with the connectivity systems that modern tenants and residents expect.
Our team:
- Ran a comprehensive Telecom RFP to identify the optimal partners for delivering a Managed WiFi model across the property
- Reviewed and advised on technology design, ensuring seamless integration of connectivity solutions throughout residential, office, and amenity spaces
- Guaranteed system readiness, verifying that all low voltage systems come online effectively and integrate without disruption as Waterline approaches its Multifamily TCO in August 2026
